The rest of this library is built on things that can be pointed at — a clause, a number, a mechanism with a citation. This control has none of those written up yet. Publishing it now would mean filling it with general planning commentary that reads well and cites nothing, which is the failure the other pages exist to avoid.
What a written page has to answer
- 01The distinction from the Land Subject to Inundation Overlay, made concrete. Overland stormwater flow against riverine flood, drainage authority against floodplain authority, and the same floor-level requirement arriving at the end of both. The two are routinely confused, which is this page's reason to exist.
- 02How the mapped extent is arrived at, and how much weight it carries on a particular lot. Overland flow is modelled rather than observed, and a reader deciding what to do with an affected site needs to know what that means.
- 03A floor-level worked example. The level for a site belongs to the drainage authority, so the useful version is what a required floor level costs a scheme — a ramp, a raised entry, a lost basement — not a quoted figure.
