LSIO: Land Subject to Inundation Overlay

The rest of this library is built on things that can be pointed at — a clause, a number, a mechanism with a citation. This control has none of those written up yet. Publishing it now would mean filling it with general planning commentary that reads well and cites nothing, which is the failure the other pages exist to avoid.

What a written page has to answer
  1. 01What a flood level does to a scheme. The level for a particular site belongs to the floodplain authority, so no page can quote it — but the residential zones measure the maximum height from that minimum floor level rather than from natural ground, so the floor rises and the permitted height rises with it; what that costs in ramps, entries and a lost basement needs a worked example rather than a general figure.
  2. 02Why the mapped extent is the flood study of record rather than the latest storm or the authority's current view, and what a reader should do about that — which is the reason an application is referred to the authority in the first place.
  3. 03A clear separation from the Special Building Overlay. Riverine flooding and overland stormwater are different mechanisms with different authorities behind them, and the two have to be read together to be read correctly.
